Nature of the Project

The project involves the complete renovation of an existing 4,400 m² building.

The existing office building is to be converted from a single-tenant space to a multi-tenant facility. The building has four stories plus a basement; it was designed by Dissing and Weitling and constructed in 2000.

The vision is for the building to become an open and dynamic space that provides an ideal setting for the workplace of the future. With a focus on connecting the building across floors, the atrium in particular has been redesigned to serve as a new, unifying element.

The focus has been on creating an activity-based workplace. This offers new opportunities for high utilization of the building while also opening the door to a new way of approaching the building’s organization.

The project places a strong emphasis on sustainability and effective solutions. The building is set to achieve DGNB Gold certification for buildings in operation. Additionally, a process involving sustainability management and commissioning is underway. Some of the measures being implemented include the installation of natural ventilation, solar panels, a new lighting system with comprehensive controls, solar shading, and a significantly improved indoor climate. The construction project falls under Construction Class 2 (KK2), which is why the renovation required a start and completion statement from a certified structural engineer.

ABC has engaged SINUZ Consulting Engineers as a sub-consultant for selected engineering services on the project.

Sustainability

There is a strong focus on sustainability, with DGNB certification serving as the guiding principle throughout the project.

An existing building is defined as one whose completion or modernization took place at least 5 years prior to the deadline for submitting documentation. Thus, the certification is based exclusively on measured consumption values for at least one full year, in contrast to the certification of new construction, which is based on consumption estimates.

This means that the assessment is based on actual energy and drinking water consumption, values, and operating costs, as well as the actual condition of the property in terms of accessibility, utilization, etc.

In this way, the certification can highlight areas of resource waste, support optimized operations, and identify potential for improved indoor climate and other social aspects
