Central Nivå is undergoing a major revitalization project with a construction cost of 450 million DKK, of which the Nivå Town Center project is one part.

The area around the town center previously housed an existing community center with an associated parking facility, located near Nivå Station, and not far to the east lies the coast of the Øresund. Parts of the current community center will be demolished, and residential and commercial buildings will be constructed in their place.

The buildings will be constructed as three detached structures using precast concrete elements with varying numbers of stories, and will feature balconies and red-brick facades. The upper floors will contain 113 residential units, and the ground floors will house six commercial spaces, including two grocery stores, with the remainder available for small shops, a fitness center, and similar uses.

One of the three buildings will be constructed with a single, open floor plan on the ground floor, where the commercial spaces will be located, and with a block-style layout extending up to the fourth floor along the perimeter, housing the apartments.

Between the blocks, shared outdoor areas will be created with green spaces, plant beds, and communal facilities designed to bring residents in the area closer together.

The remaining two standalone buildings will be three stories tall. Shared outdoor spaces will also be created on the roofs of some of the buildings. Together with the rest of the revitalization project, this initiative will help ensure residents’ safety and foster a sense of community in the city center.

The revitalization includes, among other things, the construction of a new school, a new sports and swimming center, a new cultural center, and more.

The project is classified into two different certification classes, as the two freestanding buildings are classified in Impact Class 2. The block development with commercial spaces on the ground floor, on the other hand, is classified in the high-impact class, KK3.
