As a developer’s advisor to Urban Partners, ABC conducted technical due diligence (TDD) prior to this year’s largest real estate transaction involving a hotel, retail, and residential property spanning approximately 21,500 m²
Urban Partners, for whom ABC served as the developer’s advisor, has completed the year’s largest real estate transaction with the purchase of a major property in central Copenhagen from international investor Hines
The 21,500 m² property, located at Købmagergade 44A, close to the Round Tower, houses the 243-room 25Hours Hotel and also includes both residential units and retail space. The 21,500 square meters are divided into approximately 17,500 square meters of hotel space, 3,000 square meters of retail space, and 1,000 square meters of residential space.
Due to the property’s attractive location on Strøget, as well as its mixed-use nature, the transaction involved a substantial amount— according to Estate Media, the first billion-kroner deal of 2026—making it the largest real estate transaction of the year to date. With deals of this magnitude, extensive preparatory work is required before the deal can be finalized.
Jonas Olesen, Head of Client Advisory Services at ABC, explains that the client advisory services provided prior to this purchase laid a strong foundation for the rest of the process:“Through a systematic assessment of the property’s technical condition, we were able to establish a strong and transparent basis for decision-making, which supported the buyer’s completion of the real estate transaction.”
Jonas Olesen elaborates on ABC’s role in the project:“Prior to the transaction, ABC assisted the buyer, Urban Partners, with developer advisory services, which included, among other things, technical due diligence (TDD), that is, a thorough review and analysis of the property’s technical condition, an overview of any risks and investment needs associated with the purchase, as well as an assessment of maintenance needs.”
