Project Description

Bryggervangen involves the design and construction of a turnkey development comprising approximately 31,000 m² of residential and commercial space. The building will be constructed as a single, contiguous 7-story block, comprising student housing, 1- to 5-bedroom apartments, public housing, offices, a grocery store, and a daycare center.

In addition, the project includes the construction of a new basement and the renovation of existing basement areas, with a total basement area of approximately 10,000 m², divided between parking and other areas designated for bicycle parking, utility rooms, and storage rooms. The 31,000 m² above the basement will be constructed as a hybrid concrete structure.

The project is located right next to the so-called Klimakvarter, centered on Skt. Kjelds Plads. Therefore, special emphasis is placed on urban nature in the development of the neighborhood. It is proposed that the local plan require the planting of 17 trees and 282 shrubs; the local plan also mandates the use of climbing plants on both facades and fences.

Use of ABConcept at Bryggervangen

Our in-house developed 3D design tool, ABConcept, was used to conceptualize and test the feasibility of building on top of the existing basement structure.

The 31,000 m² above ground level will be constructed over up to 7 stories, with a load-bearing structure consisting of concrete wall and hollow-core slab elements, partially placed on top of the existing basement structure.

The building will be constructed as a single, unified block up to 24 meters high, which places significant demands on the foundation’s load-bearing capacity. ABConcept was used during the design phase to explore both the possibilities and limitations regarding the load-bearing capacity of the basement structure and the foundation.

The tool was used to test various concepts and building geometries, as well as to calculate and visualize the consequences of different design choices for the building’s final design.

In addition, ABConcept was also used to optimize the project’s carbon footprint, exploring various structural elements to minimize CO2 emissions as much as possible.

Here, various building geometries were explored and different structural elements were tested; during the design phase, concept models using CLT elements were developed, among other things, before the current concept was finalized.

The final building concept selected is a load-bearing structure consisting of concrete walls and hollow-core slabs, with sections comprising lighter wooden facade elements. The project’s emissions are estimated at 6.86 kg CO₂e/m²/year.
