Nature of the project
Hornbæk Hospital is being transformed into a five-star spa hotel called CORI Hornbæk Hotel, which is expected to open in the summer of 2026. The transformation includes the renovation of over 5,000 square meters, the construction of 80 guest rooms, and the establishment of a year-round spa, restaurant, and event facilities.
The iconic Hornbæk Badehotel has a rich history. The building was designed by Ole Falkentorp in 1935 and was built that same year as a seaside hotel.
In 1952, it was used as a rehabilitation center and operated under the name Polioklinikken until it was taken over by Rigshospitalet, after which it was known for many years as the Fysiurgisk Hospital.
This clinic was relocated to Glostrup, and in 2023, the last hospital facilities were removed. As a result, the building was set to take on a new purpose. Hornbæk Badehotel has now been acquired, and the new owners, Copi Group, have a vision to restore the iconic building to its original appearance and function as a hotel—this time as a luxurious 5-star hotel with a restaurant and spa area, as well as an active and outward-facing ground floor overlooking the Øresund.
The idea is for the hotel to help connect the rest of Hornbæk with the harbor and the water, thereby bringing life and activity to the area year-round.
Hornbæk Hospital currently comprises 5,174 m² spread across 3–4 floors, tower and roof structures, as well as a partially utilized basement. Most of the building has been fitted out with various consultation and treatment rooms for patients, as well as staff rooms, waiting rooms, doctors’ offices, a production kitchen, and more.
At the western end of the building, there is a swimming pool with a heated pool for patient rehabilitation and treatment, as well as an adjoining changing room.
At the rear of the building, there is a large gymnasium on the ground floor, as well as a large outdoor rooftop terrace built above the gymnasium.
Quote
“Hornbæk Hotel is a fun project that is now set to be transformed into a 5-star luxury hotel. However, it’s also a challenging task, as the foundation has been reinforced with piles due to its location on the original seabed, and a new rooftop level with a terrace has been added, which required a complete reassessment of the building’s structural stability. It’s been quite a challenge, but it’s fantastic to be part of such a unique project.”
Sustainability
At ABC, we specialize in renovation and transformation projects to avoid wasting usable building materials and to reduce the need to produce new ones —all without compromising our ambition to give the building a new, attractive lease on life that benefits both visitors and the local community.
The transformation project focuses on avoiding “waste” of building materials by preserving existing structures. By reusing as much of the existing structure as possible, we avoid both the environmentally harmful transport of construction waste away from the project site and the need to produce new, CO2-intensive structural elements for the construction.
The location and functionality support the urban and harbor environment, with the building opening up toward the city and the harbor, contributing to local sustainability and urban life year-round—not just as an isolated hotel.
The building is being submitted for DGNB Silver certification
