Where the grocery chain Irma had its headquarters for nearly fifty years, the residential neighborhood Irmabyen is now taking shape. Here is Building Lot 19, consisting of 20 brick townhouses

Where the grocery chain Irma had its headquarters for nearly fifty years, the residential neighborhood Irmabyen is now taking shape.

The neighborhood is ideally located—close to both the city of Copenhagen and the green spaces of Vestvold.

The goal of Irmabyen is to create a close-knit and vibrant neighborhood with a social life as rich and vibrant as that of a classic working-class neighborhood—and therefore also with homes in price ranges that make them accessible to virtually everyone.

Rødovre Municipality is a popular place to live, and the municipality aims to develop in a way that keeps Rødovre residents in the area. That is why many of Irmabyen’s housing options are tailored for mixed-use living. Here, there are apartments for both families with children and seniors—and in the historic Kaffetårn, a brand-new cultural center concept is taking shape, featuring shared workshops, galleries, restaurants, and office spaces—just a few kilometers from Rådhuspladsen.

ALFA Development is responsible for developing Irmabyen, and Gröning Arkitekter has developed the master plan according to which the entire new neighborhood is being built.

For Building Lot 19, one of the very last available lots in the district, Arkitema Architects has designed a series of 20 brick townhouses, arranged in four rows of five houses each.

The townhouses are two and three stories tall, and some of them will feature rooftop terraces. In addition, a major landscaping project will be carried out around the townhouses as part of the overall landscape plan for Irmabyen.

Among other things, the project will include a major on-site stormwater management project, thereby addressing future climate challenges from the very beginning. One challenge has been ensuring the preservation of the protection zone around a water well on the property. This has required close collaboration with HOFOR.

The floor separations will be constructed using prefabricated hollow-core slabs and will span between the lightweight concrete walls used throughout the project. In accordance with the Irmabyen concept, it is important that the construction be modern, comfortable, and affordable.

At the same time, there are significant acoustic requirements throughout Irmabyen because the development is located relatively close to a highway. All these factors place significant demands on both the architect and the engineer, and the project demonstrates how ABC’s specialized yet comprehensive full-service consulting is able to deliver precise and cost-effective solutions of the highest quality.
