Project Description
On the edge of the Little Belt, right between the old and new Little Belt Bridges, lies Kabelbyen. A new, exclusive, and sustainable office complex that creates greater cohesion throughout Middelfart’s city center.
Selfinvest has won the land development tender for Trafikhavnen in Middelfart, where office buildings and residential buildings are now to be constructed. It is a large-scale harbor project that will eventually accommodate approximately 800 jobs.
The developer’s vision is for the area to be open to the public and to form a natural extension of the harbor promenade. This can create greater cohesion throughout Middelfart’s city center, as Kabelbyen extends the urban waterfront and weaves a cohesive narrative about the city by the water.
The first phase of the project is divided into three main buildings, designated Building 1, Building 2, and Building 3, with 6, 7, and 5 stories, respectively. A pedestrian bridge at the second-floor level will also be constructed from Building 1 to connect the new development to the client’s existing headquarters, Turbinehallen. This is precisely why a high degree of aesthetics and quality is necessary to seamlessly blend the existing structure with the new one. Beneath the entire complex, a two-story underground parking garage with technical facilities, storage areas, and more will be constructed, covering 6,800 m².
In addition, there is an option for residential development covering 4,000 m² and an underground parking garage of approximately 2,750 m². The buildings are founded on piles.
The project is classified as Structural Class 3. As structural engineers, this is an interesting and exciting project for ABC, as we can contribute our expertise specifically in structural class 3, thereby helping to ensure a solid, high-quality structure with a unique location near the water and a central location in Middelfart.
Sustainability
The entire building is classified under the DGNB environmental certification system at the Gold with Heart level.
Furthermore, the building is constructed to the BR18 low-energy standard, with roof surfaces equipped with solar panels and sedum (green roofs), which contribute to energy production and improved insulation.
In addition, materials with a low environmental impact have been selected—both in terms of quality and environmental impact—and the building is climate-proofed against rising water levels, which increases its robustness and long-term sustainability.
The focus is on a pleasant and healthy indoor climate, as well as flexible layouts that ensure a long service life and reduce the need for renovations.
