Nature of the project
The project involves the construction of a new, modern nursing home and senior housing in Nivå to meet the growing need for modern elder care in the area.
The nursing home is being built as part of the development in the Teglsøerne neighborhood, located on Teglsø Allé in 2990 Nivå. It will be constructed as an H-shaped building with two stories above ground, with a total floor area of approximately 6,500 m². Both floors will feature easily navigable living units in each arm of the H-shape, with 11 senior living units in each arm, bringing the total number of care units in the nursing home to 88. In addition to the residences, common living and dining areas, multipurpose rooms, physical therapy facilities, a hair salon, and more will be established—all designed to create a home-like environment, high functionality, and excellent opportunities for community interaction.
Residential and common areas are designed with a strong focus on residents’ well-being, taking accessibility needs into account and ensuring proximity to the surrounding outdoor areas through features such as terraces and balconies. The goal is to create a well-functioning and dignified home for the residents as well as optimal working conditions for the care staff.
In addition to the nursing home, the project also includes the construction of a new senior housing building, which will be built on two above-ground levels—the ground floor and first floor—without a basement. The building is intended for private senior housing for permanent residence and features facades primarily made of brick combined with lightweight cladding sections, with a total area of approximately 750 m², accommodating a total of 12 senior housing units, 6 on each floor.
The senior housing units are designed in three different apartment layouts, measuring 40, 53, and 59 m² per apartment, respectively, and are laid out with an entryway, kitchen, bathroom, living room, storage room, bedroom, and balcony. The largest apartment type also has one additional room. Access to the common hallways for the apartments is provided via a single central stairwell.
The project team has set high standards for sustainability: both buildings are to be DGNB Gold-certified according to the 2020 manual and must comply with the BR18 CO₂ requirement of 7.5 kg CO₂eq/m²/year. In this context, the design incorporates energy-efficient solutions and infrastructure for electric vehicles, which support a more appropriate and future-proof operation of the buildings.
