Nature of the Project
The construction site where Ofeliahaven is to be built is part of a larger project to transform the former hospital grounds in Helsingør into a new and vibrant neighborhood with room for all generations.
The development consists of a total of approximately 110 homes, ranging in size from 2 to 4 rooms, with floor areas of approximately 50–105 m². The development comprises two residential groups, each consisting of four detached houses with gabled roofs. Each residential group is arranged in a horseshoe shape around central garden spaces, with a community center located in one of the garden spaces.
The 13,500 m² site also includes parking spaces and garden/park areas. The buildings comprise approximately 9,000 m² of residential space, 120 m² of community center space, and 315 m² of basement space, and range from 3 to 5 stories plus a basement.
The structure is classified as consequence class KK2. The floor separations are constructed using prefabricated hollow-core slabs spanning between precast concrete wall panels or beams. The beams span between precast concrete wall panels.
Facades consist of a load-bearing rear wall made of precast concrete elements and a building envelope made of masonry. Balconies are constructed with load-bearing steel elements anchored to the rear wall of the facades. The ground floor slab is a self-supporting cast-in-place slab founded on piles and foundation beams. Walls are founded on cast-in-place foundation beams, which in turn are supported by reinforced concrete piles. The basement will be constructed with cast-in-place exterior walls.
