Nature of the Project

The project involves performing value engineering on the largest of the new tower structures in the extensive urban development area surrounding Rødovre Station. The urban development project will create an entirely new residential neighborhood in Rødovre, adding a total of approximately 650 housing units.

The new neighborhood will feature light-colored facades and include a variety of housing types, comprising a mix of one- and two-story apartments with outdoor spaces such as terraces and balconies. The new housing units will include, among other things, housing for young people, singles, couples, and families with children. It will be a dense, urban area with a central street designed with small pockets and niches that offer excellent opportunities for outdoor activities, and where there is space for a supermarket, cafés, and a few shops, which will also have the option of outdoor seating in the area.

To the west, the development features three large towers—14, 16, and 19 stories tall, respectively—which are slender at the top but widen on the lower floors toward the alley and the outdoor spaces. The towers are arranged so that one tower is located on one side of Avedøre Havnevej, and two of them are on the other side. The urban area is being developed alongside a new two-story city gate that creates a new connection across Avedøre Havnevej, which can be crossed via a pedestrian and bicycle bridge.

The area will have a distinctly green character with landscaping that contributes to variety, biodiversity, green facades, as well as shelter and pleasant recreational areas at street level. The design of the area also takes into account stormwater management with optimized drainage via, among other things, stormwater basins, gutters, and infiltration basins.

Value engineering was performed on the tallest of the new tower structures, “Tower FT,” which has a total of 19 stories. The focus of the assignment was on the primary cost areas in the tower’s construction, including, among other things, the concrete walls and the building’s foundations. Here, the analyses were compared with previous bids.

In the areas selected for the project, representative walls and foundations were chosen, for which independent bid proposals were prepared covering, among other things, reinforcement in wall elements, the number of corrugated pipes in wall elements, the number of GEWI bars in corrugated pipes, reinforcement in the base slab, etc.

Here, preliminary calculations were performed based on reinforcement quantities, the number of corrugated pipes required, wall thicknesses, foundation sizes, etc., which were compared with the existing design. Based on this comparison, recommendations were made for alternative solutions that were deemed more constructible and advantageous for the project.
