Nature of the project
Project Description The Municipality of Lyngby-Taarbæk has approved the construction of 244 housing units in a brand-new urban area—Trongården.
The 55,200-square-meter plot, located in Kgs. Lyngby, has been sold to the real estate developer ALFA Development, which plans to create a mixed-use development featuring 1-, 2-, and 3-story homes.
The development is planned as a small urban village with a wide variety of housing types to suit different residents, small winding streets, open common areas, and green spaces that tie the area together.
Running through the Trongården urban area, a recreational green corridor will be created that connects to the Novozymes activity trail north of the area. This green corridor is intended as a recreational area that encourages play, gardening, and physical activity.
The buildings will consist of one-third private rental units and two-thirds owner-occupied units and will be constructed of aerated and lightweight concrete with Nordic Swan Ecolabel certification.
The design was carried out in close collaboration with the client and the general contractor throughout the project phases, including the preliminary design, project proposal, regulatory submission, and final design. Furthermore, the scope of work also includes project supervision during construction.
For the load-bearing structures, the basic design consists of direct foundations, ground-level slabs cast in concrete, walls of aerated or lightweight concrete, floors consisting of either lightweight concrete or standard hollow-core concrete slabs; and for all single-story buildings, the roof structure is designed as a timber structure.
In addition, steel columns and steel beams have been incorporated as load-bearing elements in some locations. Finally, a few carports are constructed as fully masonry structures.
The construction work is being carried out as a turnkey contract by HHM, with Arkitema serving as architectural consultant and ABC as engineering consultant for structural systems, fire safety, acoustics, energy, and building services.
Sustainability
Trongården is being built as a Nordic Swan-labeled project and is characterized by low energy consumption and a healthy indoor climate.
At the same time, it meets strict requirements regarding substances harmful to the environment and human health in both building materials and chemical products, and the Nordic Swan Ecolabel ensures that the wood used in the building’s construction comes from sustainably managed forests and has been legally harvested.
Finally, the construction project is reviewed by an independent third party to ensure that the process, materials, and construction meet the strict environmental and quality requirements
