Nature of the Project

The former Valhøj Business District has been transformed into a modern residential area with a total of 18,000 m² of new residential space, comprising approximately 200 new housing units, divided between apartment buildings and townhouses.

The project includes many different housing types, offering a diverse mix of rental, owner-occupied, and public housing units in various sizes. The apartments range in size from 55 m² to more than 100 m², while the townhouses vary in size from 100 m² to 135 m².

The buildings are constructed at varying heights of 2–5 stories, using durable natural materials such as brick, natural stone, and wood. The load-bearing elements consist of hollow-core slabs and concrete walls, with the hollow-core slabs serving as the ground floor and supported by concrete strip foundations.

All residences will have balconies, and cars will be parked in underground parking garages, creating a car-free area with safe paths and space for play. Emphasis is placed on combining aesthetic architecture with functionality.

ABC has engaged SINUZ Consulting Engineers as a sub-consultant for selected engineering services on the project.

Sustainability

The local plan for Valhøj prioritizes green spaces and biodiversity, and both nature and biodiversity have therefore been a central part of the project’s development philosophy, which aims to accommodate the needs of both people and nature to a high degree.

The project places great emphasis on designing a residential area focused on innovative and efficient solutions, including building optimization, waste reduction, and a framework for making better choices that take the building’s life cycle into account.

In addition, the neighborhood will feature a varied landscape with trail systems, recreational areas, and landscaping that preserves existing trees and adds new trees, shrubs, and flowers.

Use of ABConcept at Valhøj

Our in-house developed digital 3D design tool, ABConcept, is being used at Valhøj to optimize structures and determine the CO2 footprint at an early stage.

During the initial consulting phase of the project, ABConcept was used to determine optimal building locations and to calculate various scenarios for the structural systems in the architect’s proposal.

These calculations and optimizations of the design layout have informed the discussions regarding the various structural options and mapped out their implications for the project’s CO2 emissions.

ABConcept was developed, among other things, specifically to serve as a valuable tool during the conceptual design phase, and this more informed basis for decision-making has provided a strong foundation for the project’s ongoing work.

The tool’s easy-to-understand visualizations have facilitated collaboration across disciplines and have been a key factor in the ongoing work on selecting building types and geometries.

For one of the buildings in the project—an L-shaped apartment block—various 3D models were created during the very earliest sketching phase.

The model mapped out all load-bearing elements, both exterior and interior, and the structural elements in this complete 3D model all contain embedded data on load capacities and CO2 footprints.

During the early conceptual phase, ABConcept was therefore able to experiment with and optimize the building’s geometric design while simultaneously calculating the carbon footprint for the various conceptual models.
