Nature of the Project
The project involves the transformation of an abandoned former government building in Frederiksberg, located at Gammel Kongevej 74a. The nearly 7,800 m² unused office building has stood vacant for several years but has now been acquired by the German development group ECE, which is transforming the building for future use as a hotel.
The building’s facades and fixtures have been removed, while the load-bearing structures are being reused. A new top floor is being added atop the existing shell, bringing the building to a total of 6 stories.
The new top floor will feature a new, inviting green rooftop terrace with beautiful, unobstructed views of the city. The ground floor area is being expanded to make room for new lobby areas, which will, among other things, provide space for hosting cultural events. In addition, lounge areas and courtyards will be created for the new hotel.
An agreement has been signed with the major hotel operator Ruby Hotels, which will establish its first location in Denmark at Gammel Kongevej 74a. The hotel will have 210 rooms and is expected to welcome its first guests in 2027.
Sustainability
For the Gammel Kongevej 74a project, the project team aims to achieve DGNB Gold certification. Therefore, the transformation is based on a holistic approach that incorporates a number of factors with the aim of achieving a significant reduction in CO2 emissions from the construction project.
At ABC, we specialize in renovation and transformation projects to avoid wasting usable building materials. By reusing the existing structure, the project’s CO2 emissions are significantly reduced compared to demolition and the subsequent new construction of a similar structure.
This is due, in part, to the fact that there is no need to produce new load-bearing structural elements, which often have the greatest environmental impact. At the same time, this avoids extensive transportation to and from the construction site associated with the removal of demolished building materials and the delivery of new structural elements to the site.
