Nature of the Project
Gefion Group has acquired a former bank archive on Oliebladsgade with the aim of converting the property into bright, modern youth housing with private kitchens and bathrooms, shared lounge areas, and a rooftop terrace.
The property is ideally located for students, as it is a short distance from various educational institutions in Copenhagen, the metro, cafes, fitness centers, grocery stores, and shopping.
The layout has been optimized to accommodate 84 residential units within the approximately 2,750 m².
The project is a renovation in which the building’s existing shell and rear wall will be retained, and new slabs, beams, and columns will be cast in place within the existing frame. The existing floor-to-ceiling heights, which are too low; the building’s low concrete strength; and a subway tunnel located directly beneath the building are key challenges that must be addressed in the design of this renovation project. At the same time, the building must remain stable against wind and earth pressure throughout the entire process.
The main structure is classified as Consequence Class KK3, meaning the project must be reviewed by a certified structural engineer.
