Nature of the Project
Nærheden is a brand-new neighborhood featuring housing, a school, childcare facilities, recreational amenities, shops, and offices.
Nærheden combines the green spaces and sense of security of the suburbs with the dense development and vibrant urban life of the city. Teglbakken, which will be part of Nærheden, is a large-scale residential project that will consist of townhouses, apartments, and green spaces between the homes.
The townhouses are being sold as owner-occupied homes, while the apartments are being rented out. The project includes 26 townhouses, each approximately 115 m², and 166 apartments with 2, 3, and 4 bedrooms—totaling approximately 16,000 m² of residential space, as well as a parking garage.
Due to the distinctive landscape features, Teglbakken has a striking, urban character in the urban setting to the north, and a dense, low-rise character in the landscape to the south. The buildings offer rich variation through subtle design interventions; the volumes are staggered, and by omitting corner buildings, there are multiple entrances to the courtyards from the street.
The project takes its name from the brickworks that once stood in the area. For this very reason, the entire development is being constructed of brick. The developer will be a joint venture owned by Sjælsø Management and the FB Group.
The multi-story apartments are classified as construction class KK2. The townhouses are classified as construction class 1 and are constructed of aerated concrete and wooden trusses. The floor separations consist of prefabricated hollow-core slabs spanning between concrete element walls. Facades will consist of a load-bearing rear wall made of precast concrete elements and a building envelope in masonry. Balconies will be constructed with load-bearing steel elements anchored to the rear walls of the facades. The ground floor slab will be a self-supporting in-situ cast slab, founded on piles and foundation beams.
The building is to achieve DGNB Gold certification. ABC has engaged SINUZ Consulting Engineers as a sub-consultant for selected engineering services on the project.
